Permit & Development Center Re-Opening Information

On Monday, June 21st the Permit and Development Center will be reopening for in-person service. We will be open via appointment only on Mondays, Tuesdays, Thursdays, and Fridays. In an effort to clear projects already in our queue we will remain closed to customers all day on Wednesdays. Appointments will be available for small commercial alterations (<5,000sf), as well as residential construction, fences, signs, zoning referrals, and occupancy applications. Appointments will help us moderate visitor traffic and provide better customer service by dedicating staff availability in a known quantity. Customers will still have the option of dropping off their applications/submittals for review.

As we transition to opening our doors we ask that you do the following to ensure we are able to best assist you as well as keep our staff and customers safe:

  • Out of an abundance of caution, we are asking that all of our customers, in accordance with City of Milwaukee workplace guidelines, continue to wear masks when inside of our facilities. If you do not have a mask, no problem, we will be happy to provide you with one.
  • Seating in our waiting room will be limited so that customers can remain socially distanced. Please limit the amount of time that you spend in this space by arriving promptly for your appointment. We also ask that you limit the number of individuals that will be visiting to only those essential to the transaction taking place.
  • If you have an appointment please be sure you arrive on time and have all the information/documentation you will need. If you are not certain what to bring, please refer to our information sheets here or call us at (414) 286-8210.
  • If you are not feeling well, please stay home and reschedule your visit for another day.

Please note that Plan Submittals are preferably made via mail/shipping. Submittals may also be dropped may be dropped off at the area designated within the front entry vestibule at the 809 N. Broadway building.

Dropped submittals should left at the designated entry vestibule area for drop-offs. Plans will be checked in based upon time stamped receivables. Please do not include a check rolled into your submittal. Plan Exam fees may be paid upon check-in and fee assessment via our online LMS system.

Apply for a Permit 

The Land Management System (LMS) provides citizens, businesses, and visitors access to government services online, 24 hours a day, 7 days a week. Use LMS to schedule inspections online (NEW!), review status updates, upload drawings and plans electronically, pay online after all regulatory or reviews have been met, and more. 

Use QLess to Check-In

QLess Online Check-In allows users to check-in for service at the Permit & Development Center to avoid waiting in line. Enter your name, mobile phone number and desired services to check in. You will then receive a text alert with the estimated service time. Follow the prompts to receive status updates (S), to leave the queue (L), to request more time (M), or to get help (H). QLess Online Check-In is only available during office hours (M, T, Th, F from 8am-3:30pm)

Occupancy Permits

When you establish your business, church, agency, school or organization in a new or existing building, you need a Certificate of Occupancy before you open your doors.

Certificates of Occupancy also are required for parking lots and commercial storage buildings. They are not required for one- and two-family homes unless an inspector has issued a “placard” or the house has been vacant for more than six months.

Wisconsin Building Code

The City of Milwaukee adopts the the State of Wisconsin Building Code for Residential and Commercial Structures. A copy of this code is available electronically on the Wisconsin Department of Safety and Professional Services (DSPS) website.

Parking is available at reduced rates (5 hour limit) at the Milwaukee Center on the southwest corner of E. Kilbourn and N. Water St. Parking tickets must be validated at the first floor Information Booth in City Hall, 200 E. Water St. View additional parking info.
