Department of Neighborhood Services
In-person services are provided on an appointment basis at the Permit & Development Center, and on a walk-in basis for some common service types. Customers may use the QLess app or website to sign up for an appointment prior to visiting the Permit & Development Center offices.
Three queues are available providing the services listed here. Straightforward reviews are handled in our “fast track” queues both by appointment and walk-in same day service. Some more complex reviews may be conducted by appointment. Plan reviews not listed require submittal and regular review.
If your project type is not listed in the types below, you must submit your application via the online Land Management System (LMS) or as a drop-off/mail-in to the Permit & Development Center offices.
Fast Track Review for Same-Day Service (25-minute max.): Residential alterations without structural, area <400 square feet, residential repairs, sign permits <4 signs, commercial occupancy, zoning inquiries, fences for commercial and residential corner lots, 1- and 2-family solar.
Fast Track Review Appointments (45-minute appointments, appointment required): Same services as same-day review, residential detached garages, sign permits ≥4 signs.
Complex Plan Review Appointments (90-minute appointments, appointment required): Commercial alterations <5,000 square feet and excluding use changes, residential alterations including structural work or >=400 SF, residential attached garages. Applicants are strongly encouraged to submit plans into LMS while waiting for an appointment. Complete plans are required for all review appointments.
Appointments and same-day review available 8:15 AM to 4:15 PM, all days except Wednesday. Please arrive prepared with all needed documentation to facilitate efficient service. Services that do not require plan review, like interior residential fences, are provided at our reception counter Monday through Friday and do not require queuing or appointments.
