Honey Creek Corporate Center consists of four Class A office buildings that together make up the 18th largest office park in the Greater Milwaukee area. Greywolf Partners, Inc. has been involved in managing The Honey Creek Corporate Center since the very beginning, and has been the owner of the office park since buying out the buildings completely in early 2015. Tenants of the Honey Creek buildings enjoy access to several amenities including a common area conference room, break area, full service restaurant, and work out facility to name a few.
Honey Creek IV is home to many large businesses, specifically educational and financial groups, and is also the primary office of Greywolf Partners themselves.
We are concerned about energy management in all of our properties, so when we heard about the resources available through the Milwaukee Better Buildings Challenge we pledged several of our own buildings. As reflected by the spike in energy usage, operating hours for Honey Creek Corporate Center IV were extended in 2013 when Strayer college moved in to the building. Late night office hours and coinciding use of the common areas drastically affected the building’s energy demand. At the same time, because of the constantly changing schedule of the school, some automatic timing systems had to be replaced with manual controls to allow the building’s tenants to utilize the space as needed. Strayer has since moved out and was replaced by Lakeland college - thus the untraditional operationating hours required by a University have continued. Kevin Bale credits some of the reduction in energy usage since then to Greywolf Partners’ work replacing electronics and lighting to be more energy efficient.

With limited control over already rented out spaces, Greywolf Partners utilizes their own office in the Honey Creek Corporate Center as an example to future tenants about the benefits of LED lighting, and swaps out old bulbs with LEDs anytime an existing tenant moves out of a space.
Greywolf Partners also plans to work with the City to reglaze the exterior of the building that faces the highway to assist with noise control and building envelope, pending a City project to expand the road in the direction of the buildings.
