411 East Wisconsin Center is a 30-story office building complete with two parking structures, a 5-story high atrium-style lobby, and countless amenities including a gym, restaurant, bank, and sundry shops.

Since acquiring the building in 2014, Riverview Realty Partners has worked hard to transform 411 into an award-winning example of sustainability. 411 communicates this commitment to prospective tenants right from the start and continues the conversation with current tenants by encouraging and assisting with sustainable practices. The building has cut back on paper newsletters in exchange for virtual copies, features green tips on their website and elevator monitors, and offers recycling support to their clients.

Riverview previously engaged with the Better Buildings Challenge at another property prior to acquiring 411. While working towards a TOBY Award in 2016, 411 E Wisconsin Center took the pledge simultaneously to add another measure of environmental stewardship.

Energy Performance

Benchmarking energy performance using ENERGY STAR Portfolio Manager® has been a staple for the building since the mid 1990’s. Riverview Realty Partners took on the account when they acquired the building and currently utilize a third party to manage their portfolio.

Since acquiring the building in 2014, 411 has steadily improved their EUI, with a total improvement of 6.7% since their 2009 baseline. In addition to decreased energy use, the building has simultaneously been able to lease the building to over ninety percent occupancy, up from the sixty percent occupancy prior to renovations.

Future Plans

While 411 will continue to monitor their energy usage and make reductions where possible, the building plans to implement composting in the lobby restaurant.

Project Highlight: Electromagnetic Chillers

411 was the second building in the Milwaukee downtown area to install electromagnetic chillers. As a result of the upgrade, they were able to reduce the chiller size from 750 to 650 tons each and reduced their energy consumption.
