Honey Creek Corporate Center consists of four Class A office buildings that together make up the 18th largest office park in the Greater Milwaukee area. Greywolf Partners, Inc. has been involved in managing The Honey Creek Corporate Center since 2010. Tenants of the Honey Creek buildings enjoy access to several amenities including a common area conference room, break area, full service restaurant, and work out facility to name a few.
Honey Creek III functions as office space for a variety of services, including: insurance agencies, manufacturing business, and employment business.
We are concerned about energy management in all of our properties, so when we heard about the resources available through the Milwaukee Better Buildings Challenge we pledged several of our own buildings. CliffordLarsonAllen financial and consulting services previously occupied a significant amount of space in Honey Creek III, which increased the building’s operating hours during tax season with extended weekday shifts and added weekends from Christmas to April. Since they moved out of the building in December of 2016, however, the source EUI for Honey Creek III has correspondingly decreased, as expected. Because the lease agreement has not yet expired, however, the 90% occupancy currently listed for the building is not accurately reflected in actual occupied space. Therefore, Greywolf expects to see a significant spike in source EUI when the space is once again being utilized.

With limited control over already rented out spaces, Greywolf Partners utilizes their own office in the Honey Creek Corporate Center as an example to future tenants about the benefits of LED lighting, and swaps out old bulbs with LEDs anytime an existing tenant moves out of a space.
Greywolf Partners also plans to work with the City to reglaze the exterior of the building that faces the highway to assist with noise control and building envelope, pending a City project to expand the road in the direction of the buildings.

Greywolf Partners, Inc. pledged the Honey Creek Corporate Center buildings to the Better Buildings Challenge in order to receive a free energy assessment in the location where their Milwaukee office is based out of (Honey Creek IV) and to be an example to all Greywolf Partners’ clients and tenants by their own efforts to control their energy consumption.
