CityCenter @ 735 is a 16-story commercial office building in the heart of downtown Milwaukee. CityCenter functions as a “corporate headquarters solution” to over 72 businesses, providing desirable amenities and sustainability upgrades that attract and retain talent for its tenants.
Designed by famed architect Daniel Burnham, the building opened in 1914. CityCenter maintains its historic charm while striving to be a leader in operational excellence. This effort earned them BOMA's The Outstanding Building of the Year (TOBY) award in the historic buildings category in 2013.
Since beginning its transformation in 2005 as part of the “History in the Remaking” campaign, CityCenter has sought out sustainable options during each step of the on-going process. When the building joined the Better Buildings Challenge in 2012, it was just wrapping up a chiller upgrade and celebrating its 100 year anniversary.
The journey towards energy efficiency does not have to happen in a vacuum. Instead of everyone finding their own way, why not collaborate together and learn from each other? At CityCenter we want to lead by example, so we work very hard to be a building worth following. To coincide with the opening of a Gold’s Gym in the building, CityCenter officially rebranded their renovated spaces, added amenities, and environmentally-responsible practices and projects to the public in 2011. Since then, the building has seen increasing customer satisfaction and occupancy rates, causing an increase in overall energy usage, particularly in 2013, as shown below. Due to energy efficiency projects, however, utility costs for building common areas and maintenance - not including tenant usage - have decreased over time. The building showed a slight decrease in use from 2014 to 2015 and it is anticipated that this trend continued in 2016.

While retrofitting the elevators in 2015, CityCenter @ 735 implemented a smart technology to make use of the elevators more efficient. The technology communicates to passengers which car to ride based on their location and destination in relation to those of other passengers in the building.
While retrofitting its elevators in 2015, CityCenter @ 735 used a Shindler technology that allows the elevators to generate a portion of their own energy when they break.
CityCenter @ 735 has plans to install a smart technology that will monitor all restroom dispensers and alert staff when they reach a certain level, which can be determined and adjusted manually. This will significantly cut wasted material and time by eliminating the current practice of emptying and refilling dispensers all at once, often prematurely, and instead allow cleaners to refill dispensers on an as-needed basis. This project will be the first of its kind in Wisconsin.
