Executive Center V is a three-story Class A Office building with a partial basement. It is located near Brookfield Square Mall and offers easy access to Interstate-94 as well as surface and underground parking. Centare Group and IFS, two software development companies, rent the building’s second and third floor, and the building’s remaining tenants are primarily electronic and financial institutions and phone centers.
We are concerned about energy management in all of our properties, so when we heard about the resources available through the Milwaukee Better Buildings Challenge we pledged several of our own buildings. Since their 2012 baseline, Executive Center V has experienced a year-over-year decrease in source EUI. The largest drop in source EUI in 2013 coincides with the downsizing and eventual departure of a previous tenant who operated a server room out of the building that fed all of North America - requiring a significant amount of energy.

The next planned project for Executive Center V involves the installation of LED lighting in a currently vacant 2,100 sq ft call center. Once the space is rented, only a small vacancy will remain, and Greywolf Partners, Inc. hopes to continue the momentum of energy efficiency upgrades in empty spaces as old tenants move out before new ones move in.
