The building at 1433 North Water Street previously served as the Laacke & Joys Co. industrial sewing division. When Wangard purchased the building in April 2016, most of the old furniture factory building was torn down and rebuilt as commercial offices. Wangard saved the portion of the building constructed in the 1920’s and by working with WasteCap Resource Solutions salvaged much of the original material. 1433 North Water Street now functions as an energy efficient, multi-tenant, Class A office building that mixes classic with modern. The building reached substantial completion and began leasing to tenants in April 2017.
1433 North Water Street joined the Better Buildings Challenge as part of a PACE financing project in 2016. Building management has also worked with Focus on Energy to receive financial incentives for the energy efficiency work and products used in this state-of-the-art facility. Because sustainability is a core value of Wangard, the company seeks to maximize their commitment to the built environment. Wangard is working to revitalize the Park East Redevelopment area using sustainable techniques and practices. An ENERGY STAR® rating of 96 and three Green Globes for The Avenir Apartments on Jefferson, one block from 1433 N. Water Street was earned in May 2017, demonstrating commitment to sustainability.
The ENERGY STAR® Portfolio Manager® account for the building is not fully set up at this time. However, the account is shared with the City of Milwaukee, so information on energy usage will be updated as soon as the building tenants are settled.
1433 Water has budgeted to install solar panels on the roof of the building. The project is expected to be complete by the end of 2017. A building representative also plans to attend the upcoming Better Buildings Challenge benchmarking event, scheduled for August 2017, to help keep the building data up-to-date.
